JOB DESCRIPTION:
Works with Maintenance staff to perform service requests. Make regular inspections of grounds, building, plumbing, electrical fixtures, appliances and major equipment .  Ensures that all maintenance requests are handled timely. Responsible for inventory control of maintenance supplies and equipment. Establishes preventive maintenance schedule. Makes recommendations for contract services and supervises contract workers and other maintenance staff working on the property. Shares on call duty with maintenance technicians and available for emergency calls. Enforces safety procedures for all maintenance staff members. Works closely with management to resolve maintenance problems.  Prepares and ensures the property is inspection ready.  Make recommendations on necessary maintenance repairs, preventative maintenance, and property improvement.  Works with management to develop the budget and monitor spending.

JOB REQUIREMENTS:
Approximately 60-100% of the time on foot, bending, stooping, squatting, kneeling, climbing stairs and ladders, pushing, or pulling, reaching above shoulder height, grasping, gripping, turning lifting and carrying 1-25 lb items, and or lifting and carrying (with Assistance) items weighing 25 - 75 lbs, driving vehicles,  performing general and detail observation, working at above ground height, using finger dexterity, operating equipment or tools following instructions, reading and or comprehending manufacturer's and product label directions, communications with other staff members, working indoors/outdoors, and using adequate vision and mobility.
